The municipality identifies the routes from Athani toward Gialos, Egremni and Porto Katsiki. That makes the area a logical starting point when those beaches lead your plans. It does not make them walkable from every villa, nor does it remove the need to check road and beach access.
Allow for winding roads and choose one main beach per day. A villa close to your preferred coast can reduce repeated cross-island journeys, but check the actual route rather than interpreting “near Porto Katsiki” as a precise distance or travel-time promise.
